We offer a choice of services to suit whether you require us to look after everything with our fully managed service or would rather manage it yourself using our Let Only service.

Roseberry Newhouse manage a substantial number of residential properties throughout Yarm, Stokesley, Ingleby, Norton and the surrounding villages of North Yorkshire and Teesside.
We work closely with all of our Residential Sales branches to provide practical advice on selecting suitable investments and can professionally manage individual properties or a large portfolio on behalf of Clients.

As licensed members of the Association of Residential Letting Agents, we follow their strict code of practice to the benefit of both Landlords and Tenants and it is a requirement of our membership that we have client money protection in place. We are also members of the Property Ombudsman for Sales and Lettings.

1. Accurate Rental Valuation - Our aim is to let your property for the best possible price in the shortest possible time.

Arrange a date and time for one of our experienced valuers to visit your home. You can book an appointment online or call your local office directly. We will give you an honest and professional valuation and offer you advice and expertise on how to get the best value from your home, all with no obligation. Our highly trained team all have an in-depth knowledge and experience to assist you.

2. Energy Performance Certificate (EPC) - All properties require an EPC when going onto the market. EPC's last for 10 years so if your property already has one in place, we can reuse it.

3. Presentation and Marketing - First impressions count, making the presentation of your property critical to a successful let.

Consider addressing any DIY jobs you have been meaning to get done, add a fresh coat of paint where necessary.

We will then plan a marketing strategy with you including quality photography, floor plans and lettings details. We will market your property to our extensive mailing list, promote your property on our website and leading property portals reaching thousands of prospective tenants.

4. Communication - We will give you regular viewing feedback and advice on presenting your property to create the best first impression and inform you of all applications.

5. Compliance - Getting Compliant - We would advise at this point instructing qualified registered engineers to carry out the required safety certifications in anticipation of your tenant moving into your property.

6. Accept an Offer - Once you have accepted an application on your property our dedicated property consultants will carry out the necessary credit/references on your tenants and guide you through the letting process liaising with you the landlord and tenants. Spending their time working towards a successful outcome for our clients.

7. Completed checks - Once the credit/referencing checks have been complete our team will proceed in putting together all the required legal documentation ready for your tenant moving into your property.

8. Completion – Upon completion, keys will be released to the tenant on moving-in day.

For managed properties, we will provide the tenant with contact details of their dedicated Property Manager.
